once again, using tripadvisor led me to a great choice. the montrara happy house hotel was an excellent place to stay for a few days in a new city, with so many choices and things to do as chiang mai. the lead staff person was outstanding in his quick uptake and service; the new person was earnest and learning well. this small hotel is tucked among interesting shops (bookstores, massage, restaurants) a tiny distance from the more popular moat side, especially for night life. there lots of shops down the main street and sides during the day, and bars, restaurants, massage shops and more at night. their booklet of tours was sufficiently detailed to choose, yet not onerous - and the prices were reasonable, the tour company reputable and good at english and logistics (important on all-day tours with many aspects). the included breakfast was good and filling, if not overly generous. the room was not too large, and could have used more drawer and hanger space - but the furnishings were unique and appropriate to this culture. the agoda last minute price was extraordinarily beneficial; and recognized with not a word by the hotel. all in all - a great value, location and service.

Lovely hotel that is conviniently located”
i stayed in montrara happy house hotel with sister for 2 nights. it's conveniently located just outside the old city in chiang mai. you can walk from the hotel to various night markets. it's very close to the various famous temples recommended in lonely planet. a very quiet hotel with nice and clean rooms. the people in the hotel are very friendly and very very helpful. highly recommended.

Quaint & friendly hotel, great service & location”
we had a wonderful stay at montrara happy house for our 4 days in chiamg mai. the hotel location is perfect for. exploring the old city via the tae pae gate and the night bazaar. there are a few great restaurants around too and some great bookshops to stock up! the breakfast is very good value when included in the price of the room and fills you up enough to miss lunch! the staff were very welcoming and arranged a cooking course for us which was also brilliant. the rooms are simple, the lighting a bit dim and no views but we only spent an hour or so in there without sleeping each day anyway. they are clean, comfortable and good value.

Small, quiet, and personal in a great location!”
i've stayed at montrara happy house twice now and both experiences have been great! the guesthouse is located on a quiet soi (street) but only a block away from lots to do -- sunday night walking street, lots of restaurants, tour companies, etc. the staff is super friendly and remember every guest -- you leave your key at the desk when you come and go from the hotel and they always remember who you are and what room you're in! that kind of personal attention makes it feel like a home away from home! small but clean rooms with air-con and 75 channels on the tv (english and thai language options). breakfast is simple but good. overall, an excellent value for such a low price (pay 2 nights, stay a 3rd for free). the only con is that there are 5 floors but no elevator, so ask for a low floor!

Fantastic location for sites”
this room is located one short block from tha phae gate. if you are here for the loy krathong festival in early november, it is centrally located for all city events! you are one block away from the start of the parades, beauty pageants and entrance for the sunday walking street. traveled with six people between the ages of 28 - 61. no elevator, but it was fine. staff was exceptionally helpful and organized our tours. very close to many delicious restaurants. the main road with all of the major temples (th. ratchaadamnoen) grab a copy of nancy chandler's chiang mai map. full of recommendations for restaurants and temples. you can buy one at the book store across from the hotel. area is very safe. we would definitely come back.

A happy stay at the Montrara Happy House Hotel”
I enjoyed the quiet ambience of the place and the staff, were unobtrusive, but attentive. My room was standard, but clean and had some nice touches. I liked the simple, but cultural influenced decor. Certainly enjoyed the cooked breakfast and fresh fruit and jasmine tea. I was happy to have found and stayed at the Montrara Happy House Hotel and would stay there again if in Chiang Mai.

Comfortable, no frills stay in a great location”
Pros: Situated just east of the Thapae Gate, Montrara Happy House is a perfect location between the Old City and the new city. So it's pretty much in easy walking distance to most places you'll need to go -- from the wats in the Old City, to the dining establishments along the river. The hotel puts you right at the start of the Thapae walking street for the Sunday night market, so fantastic way to join in on the revelry. Price was obviously a main draw, being quite affordable. Rooms are fairly spacious and clean, and 2 bottles of water were provided daily. Cable TV was a nice plus for the quiet nights. And running hot water for showers always a must have. The service staff were always friendly and ready to greet you with a smile. Cons: I was on the top floor (5th) corner room, and couldn't get WiFi access. Had to go down outside or to the lobby to receive a signal. And the lobby (as other reviewers mentioned) had plenty of mosquitoes flying about. The bathroom smelled funny (like a mix of moth balls and urine), which increased after a shower. Others noted no curtains on the bathroom windows which didn't bother me that much, since the door tended to block the view... but what was a pain was the bathroom door didn't close -- and that meant more road noise (and smells) at night. Also, I wouldn't even bother with breakfast -- which was just one egg with some bread. I usually went across the street where I could get a hearty breakfast (omelette, tea, etc) for about 100-120baht. Still, for the price, would be happy to stay there again -- esp. if you're looking for budget travel.

A little 'gem'”
I have stayed here several times and it is now my 'go to' hotel at Tae Phae gate. I have stayed at the four star hotels nearby, but Happy House provides a much more comfortable stay. Yes, it shows some age, the rooms are smaller than some; but the beds are comfortable and the staff is very helpful. It's located on a small soi, right off of Tae Phae Road, with everything you need within a five minute walk. No elevator, secure parking for your vehicle - perfect for the adventureous couple or the man about town.

Great Location, small classic type standard room”
To enjoy the night life here, stay here on Sunday night and join the Sunday Night Walk (SNW) where one experienced lots of people moving around, the traffic policemen directing traffic and tourists. The SNW is unique where local products from various communities mix with modern wears display colourfully. There are many stalls including food of various delicacies with plenty of customers around. A must for any visit to Chiang Mai. The only drawback is the door is not safe, not solid with no extra safety lock and not easy to close - need to bang hard to close. The 2 males staff are friendly, speak good English and good cook who prepare meals and breakfast also. Free computer with internet use which is excellence. For book lovers, there is a big book store across the lane which also sell used books. A money changer down the corner which gives good exchange price and opposite side, is the pharmacy. Budget airline, Airasia's office is nearby. The Hotel also involved in tour business, so one has no problem of getting tour packages. Just check with the hotel staff.

Small, friendly, and clean, basic with 'no frills'”
we found the montrara to be a small and friendly little hotel just a minutes walk from the thapae gate, the entrance to the old city and main tourist area of chiang mai. it is basic with 'no frills' but cleaned to a fair standard with fresh towels each day. we had a reasonable breakfast each morning. the staff were very friendly and helpful, especially with advice on things to do and how to get there, and were more than happy to help with booking transport and helping to sort out a 'local' sim card for my mobile phone. good advice given when asked to recommend a restaurant away from the tourist trail.

Great Guesthouse in Chiang Mai”
Loved our stay here - within walking distance of all the city's attractions and facilities. Staff are super helpful and pleasant, rooms are spacious, clean and cool. There are hotels in Chiang Mai at this price point that also have a pool - which is obviously a plus in the heat - but in our opinion the great location, facilities and staff more than make up for no pool

What a gem! Great location and staff”
We booked two nights at happy house and extended to 4. The hotel is right in town a short walk to the night Market, china town and the old town. The staff at the hotel are welcoming and very helpful, booking taxis. The restaurant offers a simple but excellent breakfast with superb tasting eggs. The room was comfortable and clean. Free wifi in hotel and free to use computer in recption. Definately stay again.

Happy staff at the Happy House”
We stayed at the Montrara Happy House prior to a week's volunteer work at the Elephant Nature Park and were glad to return there for another few nights. The hotel is easy to find and is well known by the taxi and local bus drivers.It is onlt 2 minutes walk to the ThaPhae Gate and the Sunday walking street night market, and tbere are many restraunts and bars nearby. The standard rooms are not the most attractive but they are clean, spacious and have an in-room safe. The staff are really friendly,especially the lady who prepares breakfast and provides as many cups of fresh brewed coffee as you like.

montrara happy house is indeed that, the staff are very friendly and helpful. in a fantastic location close to the old city for night markets etc. the rooms were basic and serviceable good value for the price. the breakfast was fine. no elevator but staff carried our bags up 3 flights for us. was very pleased the room was quiet even though it was in a busy part of town.

Awesome location, clean hotel with friendly staff”
The Happy House is perfectly locate by the Thae Phae gate so perfect for a trip to the Sunday Walking Street or for a tour of the Old City. The rooms are basic with good air con and while ours didn't look as superior as the hotel's professional photos, the bed was comfortable, the room cleaned every day and the shower was good.

Awesome location, but in need of updating”
I really liked the location of Montrara Happy House Hotel. It was easy to walk around and find places to shop and eat. Plenty of song taows in the area too. The staff was really friendly and helpful if we had any questions. The rooms themselves leave some things to be desired. We booked a standard room and got "upgraded" but it wasn't much of an upgrade...the room was small and could definitely use some updating. There were no blinds or curtains to cover the window in the bathroom, so didn't feel very private. The A/C didn't work that well either.

Adorable hotel with good breakfast”
we stayed in room 501, unfortunately there were 2 single bed and we were hoping for one large bed but they were full. the room was clean and very nicely designed. the breakfast was pretty good and overall we recommend this place to anyone visiting chiang mai. it is located in a small street so it's quiet, but close enough to the old city and all the restaurants, etc.

Lovely hotel and service with a smile”
The location is good, only 2mins to walk to Tha Phae Gate, eventhough it's a quite area as it's away from main street. The room is very clean. I got very good service during the period when I stayed. Very nice and friendly staff made me felt so warm and we became friends at the end.
