I've stayed here a few times now and the value is unbeatable for Chiang Mai . The only downside would be that it is slightly further out from the Old city (an extra few minutes walk) But this is the best room available in this price range especially if you have rented scooter etc or use the public transportation systems. I've read a recent review of the room being dirty and I don't even know how that would be possible here.

Spacious & clean, slow internet”
Pros - spacious, clean and contemporary rooms - beds and sheets are comfortable - good shower with plenty of hot water, although--like 90% of other SE Asian hotels--the clogged drain and the door-less "wet shower" design are a bit of a nuisance - plenty of room for free parking - good security: locked gates, 24/7 receptionist and security guard on premises - quiet neighborhood with some convenient stores within a 1km radius - coin laundry machines available for guests to use Cons - Poor internet service. Wireless reception to the router was great, but the actual connection was intermittent at best and the speed (when working) was a crawl. Unacceptable in this day and age, especially at this price point, and especially given the competition from other lodging options in Chiang Mai. - Noisy air conditioning unit. I've never complained in the past of noisy AC units, but this one was ridiculous. Luckily we are deep sleepers, but anybody looking for a quiet night should either look elsewhere or sleep with the unit off. - while location is decent if you have a motorbike or car, its not located around any good "tourist" upscale dining. However, if you like authentic, local food like us, there's plenty of choices on the main street - May not make any difference to Thai travelers, but there is little Western TV programming available on the TV. Small issue, we know, but it's nice to watch TV when you're bored at night; wasn't able to at Puri Piman.

Fantastic value for money”
Amazing value for money, a bit dated but so what? It has more facilities than other hotels double the price, highly recommended place to stay in a city where you will be out for most of the time anyway. I little far from the centre of Chiang Mai but transport easily available.

The room is much better than my expectation as the price is also cheap. The location is near to most visited places. Because this is apartment, the front desk is not available 24hrs. We were lucky enough to read the hotel policies on the website. So, the room key was left to the security guard, as we arrived Chiang Mai by 22:30.

A modern,quiet, clean hidden spot with comfy beds.”
We wish we had found it earlier in our stay in Chiang Mai. Had it had a pool it would have been near perfect for us. There was instruction going on at a neighboring building but construction began at 8 and ended at 6. Any noise produced by the construction will be temporary.

The staff here were lovely, helping me with whatever I needed, from moving rooms to directing me to the post office to finding a massage place and enquiring about prices for me, to arranging a later checkout before my flight. The place is a little noisy - not great if you're looking for peace and quiet - with construction on one side and barking dogs/street noise on the other. Good showers with separate receptacle so your entire bathroom doesn't get wet when you shower - hard to find at budget places in Thailand. The rooms get beautiful light during the day and are well-lit at night also. Microwave and separate kitchen sink on the balcony were a pleasant surprise. They definitely need some cushions for the very hard chairs! Fairly central location for getting around CM. Overall a good stay for a few nights.

nice clean hotel with great staffs”
I like the colonial style building. This hotel is new so the room is clean, nice and spacious. The staffs are very friendly and helpful to call taxi and give information about ChiangMai. It is close to Tops supermarket, Siriwattana market (local fresh market with lots of yummy local foods). The Leela noodle house just 5 min walk to the hotel is supurb. We also walked to the ChiangMai main stadium for exercise; just 5 min walk too. The temple nearby is also beautiful.

Great hidden small hotel”
I stayed in this hotel for 8 days and quite enjoy my stay. Aside from the fact that the location is a bit difficult to find at the beginning, I found this hotel to be a great place to stay even for long duration. Rooms are very clean and well maintained, are equipped with hot water pot, fridge, microwave .... If have access to transportation or don't mind walking to the main road to access the public means to get to center town, I highly recommend this place.

Everything in this small Hotel(Apartment) are design just perfect. Room size, setup room amenities, decorations, communications, cleanliness. Service excellent. Breakfast should have more variety, TV channel should be add such as movies, discovery channel. Otherwise this hotel is just perfect in every aspects.

The hotel is very good. It is new, clean, has big rooms with all what you need. Area is quiet, sometimes you can hear landing airplanes, but not very loud. The only not good thing is that the hotel is far enough from city center. It'll be much better if you have you own transport (car or motorbike). There are lots of rent services at the city center.

quiet area, only 4-6x a day you can hear landing planes roaring above your head, but no drama, cnx traffic is no big deal anyway. thin walls, you can hear your neighbors tv at night, the only minus i can say. otherwise everybody was friendly here and the staff really made me feel well here.

Our best accommodation for this trip (stayed in 4 different accommodations). The room was spacious and clean with lots of light. Nice decoration with a touch of colonial style. Clean and big bathroom with hot and cold shower. The staffs were friendly and very helpful. Our room did not include breakfast but there was a nice salad & pasta restaurant on the ground floor. A bit walking from the main road, but the staffs can call a taxi for you without charging. If you have a car, there were a lot of parking spaces with 24-hr security guards.

Small cozy and chic hotel with superb breakfast”
Hotel is decorated in white colonial style located near rajaphat chaingmai. They are providing both short and long term stay. The room is quite spacious however the bathroom is a bit small. Hotel providing outstanding breakfast with 4 choices and one of them is local northen food which is superb. Hotel also providing free wifi and parking.

the hotel is really a studio apartment (but without kitchen). it's clean with nice modern decorations. but the location is a bit far from the old city or night market. if you don't have your own transportation, you will need to use tuk-tuk (60-80 bahts) every time you visit the touristic areas (when going back to hotel, ask the driver for wat ku tao). but it's close to bus station though. another caveat is that the tv setup box is in thai. you may find it hard to navigate the tv channels if you cannot read thai. and some of the staff don't speak english neither.

new modern well equipped room with good security”
the hotel is located in a small road near an old temple. the area is quiet but in a walking distance to a main road where you can catch public buses. (red vans) it has a good selection of street side restaurants and is in a walking distance to a big supermarket. i think it's a good place to stay. one drawback was, at the time of my stay, the free wifi was quite slow and unstable.
