Cheap price for private room and bathroom. The rooms were modern and clean. Shower was not hot but lukewarm. A/c worked great, beds firm. Staff don’t really speak English so don’t rely on them for any help. The location is just outside the city center but walkable or a quick minibus/tuk tuk away. I chose this place because it was quiet and I’m glad I stayed here. Warning: there are two BB houses in Chiang Mai. Make sure you note this one is BB & House on Google. I booked my tour with the location of the other bb house and it was a nightmare.

The stay at the hotel was very good. The only downside were the bed because they were pretty hard but overall the facilities provides were very good for the price you pay. You get 2 bottles of water everyday and you get your own place for such a low price. Is a steal. Also it is very close to That Phae Gate so very easy to travel to the Sunday night market 9.5/10 would recommend

“I’m picky and this place has passed my test ”
I spend months to book hotel and Chiang Mai, because every time I like one place, there is just this one problem. So I scrolled sooo long and I found this place. I’m so picky about cleanliness, location, staff, bed, safety, noise pollution, insects and all. This place is just the best. It’s bit far from old city but walkable. And it has all the facilities. Best thing about this place is SAFETY AND QUIETNESS. There were children playing outside which was cute. I’m very light sleeper but I had very good sleep in this place (I can’t even sleep that good in my own home). AC has “quiet” option too. I didn’t ask for room service, but They gave me 2 water bottles and toilet paper everyday. And the staff is a very kind girl and grandfather. Very warm people 🥹. They let me check in early, which was just life saver because I had sooo long flight. But only one problem was people tend to confuse this hotel with “bb house budget and botique” hotel. So if you need to give your address say it with a road name. And I just want to thank you again, every cent was worth it ❤️
