The location is okay, but it's quite walkable and offers good amenities. The room has been remodeled to hotel specifications in a one-room apartment. I intended to book a non-smoking room, but it turned out to be a smoking room (^_^;) The reason I gave it four stars is partly because of that. However, I think it was probably just my misunderstanding, and it would definitely deserve five stars. Even though it's a one-room apartment, it has enough space for about three people to stay comfortably, the bed was semi-double and comfortable, and the bathroom was clean and typical of regular hotel standards. I was surprised to find it equipped with an IH stove, sink, and even a washing machine. I thought this would be extremely helpful for guests staying for a long period.
There was a 24-hour parking lot behind Seven for 700 yen (600 yen if you go further back). It's cheaper and easier to park than next to the hotel, and it's less than a 5-minute walk, so I recommend it. As for the room, it was reasonable for the price, within acceptable range. However, it was supposed to be a 1 X semi-double room (non-smoking), but it definitely smelled like cigarettes. It was likely from an electronic cigarette, which is more noticeable than regular tobacco. Wouldn't it be better to invest in cleaning and deodorizing the interior once? I think that would be much better than placing a lot of deodorizing beads in the hallway. While the staff was not Japanese, it didn't bother me at all. In fact, they were kind and courteous. Thank you very much.
Amidst the expensive options everywhere, I was able to book at a low price (still around 19,000 yen on a Saturday) without complaints. Breakfast was a bit different from the photos; in the morning, you pick up a small bento and tea from the front desk. The bathroom and toilet were very clean and new. The only issue was some dust on the bed shelf and the curtains not being arranged. There is a kettle available, but there’s no coffee or tea provided, so it's a good idea to bring your own. Any minor shortcomings fade away considering how close the bus stop is and how kind and helpful the staff are. It feels very pleasant.

“Clean and good place for the price ”
I paid around *** € per night and at that price you can't really expect more than this so I don't know what people here complains about. The single room was big enough for one person, probably even for two, and even if I ended up in a room for smokers there was really no smell at all. The room was nice and clean, it had everything I needed (amenities, microwave, electric kettle). It's aligned with other hotels of the same price range (some have something more, some have something less, but the level is pretty much the same). There's also laundry service available. The only cons imo are that (according to other reviews) there's no luggage service and that carpets on hallways are quite stained and they should definitely be replaced. They don't look good, but the rooms are still good anyway. It's a solid solution without compromising much: not the top but nothing to really complain about it for this price. I'd say that the location is not the most exciting although it's close to a JR station and to several bus stations, but I'd say this is more a problem of Kyoto city. It's a boring city if you let aside the major highlights.
