If it weren't for the issue of the hotel location and the air conditioning that has a musty smell and a loud noise, it would have been a perfect 10 in terms of readiness, quietness, and cleanliness, which were excellent. However, those who prefer a soft bed might not like it because the bed is a bit hard.
The owner Pete is very sweet and runs the hotel with great care. Everything is super clean and looks brand new. Loved the huge umbrella shower head..the room was smaller than expected but thankfully it was well thought off and had adequate place to store bags and or stuff which tends to overspill. Had a balcony with a sunrise view. Hotel was quiet. Beds were comfty. We rented bikes from Pete for 30thb. There is a cycle route which runs parallel to the main car road which is scenic and less busy.
I really wanted to be a bit far away from the main historical site and decided to book this hotel based on the reviews. Pros - Clean, spacious and well-maintained - The owner speaks excellent English and is very knowledgeable about Thai culture - You can rent a bicycle at the hotel - Very quiet area Cons - The hotel lacks atmosphere and vibe and can even be boring - Most of the eating places are far away - Too many rules everywhere. It spoils the mood and welcome.

This is a very affordable, modern and clean motel that is close to Sukhothai Historical Park, restaurants and convenience stores. The staff is very friendly and helpful. They recommended another historical park that's about 60km away, along with some restaurants and a cafe around it. All the recommendations were spot on; we wouldn't have found them otherwise. A few downsides are: no breakfast served as it seems to indicate there is on their pictures. There was no safety deposit box in the room, so we had to carry all of our valuables when we went out. It's on the street so it can be a bit noisy at times. No swimming pool. If you are looking for a bare minimum but nice and clean rooms in a convenient location, this is the place. We were pleased with our stay overall.
